The ice has melted ! The barge has come untied and, squeaking by the side along the moorage to say good bye, has run away with the stream, gathering way. Russians began to buy our real estate, and it is nothing like they didn’t this before, but not in such a big scale. And all our banners hanging on the website for several years and calling upon for hurry up and buy something nice near the sea, had enough time to ripen but not give rise to what is happening now, when it is only a month up to joining the European Union.

Finally Russians have tasted the tempting aroma of Bulgarian climate and it seems they decided to buy the whole seashore. After English wave Bulgaria was covered with Russian wave of demand for real estate. English investors knew what was profitable to acquire, but they had no guarantee that Bulgaria will join the EU. Russians didn’t want to risk, that is why decided to invest in Bulgarian property only when the country stood on the threshold of the EU. And Russians know what they do: the prices after English boom have stabilized, and there are plenty of new real estate projects under construction!
And the quality became significantly better due to the competition laws. Recently a letter came to our Moscow office, saying the following: “What is this website, where have you found such prices, how old is this information?” It is a usual letter, but its sense is obvious and rather explicable.
By the way, the Moscow office is only one from many, it is not the major department. It is one of more than ten representative offices. We are a Bulgarian company working not only in and for Russia. Okay, let’s return to the letter. There are lots of Russians and Moscow is also big, prices are far from small. And if demand exists, a lot of express companies for one day are opened to cover this demand offering Bulgarian real estate a little bit cheaper than Moscow prices. This approach is used even by some Bulgarian brokers, especially with Russian participation. It is a big temptation to make big money fast, remembering the school of fast enrichment at the beginning of 90 years, many customers jump at the bait. That is why such letters come.
And Bulgarian prices are not little bit cheaper than Moscow ones, they are 4 - 5 times cheaper, if you haven’t already notices this on our website. The price per square meter on the seashore and in the capital is about 800 - 1500 euro, little more or little cheaper. But if other Russian customers exist, there are special price for Russians, while the quality is worse. In such a way some trash on the former swamp, five kilometers from the sea can cost about 2500 - 3000 euro with very beautiful name. For better results brokers can call this ‘a first shore line villa’. Swamps also have the ‘first line’, if someone didn’t understand this delicate allusion. The main thing is to show the client only this offering, insisting that it is ‘the best’ variant especially for him.
We also represent a large range of variants with different geographic, quality and scales. You should avoid companies that have a poor range of offers; they are dilettantes aiming at fast and easy enrichment.
THE CHOICE IS HUGE, IT JUST GOES BEYOND ALL POSSIBLE MEASURES. During the last 2 years lots of new complexes with apartment appeared, that is why being taken up with something only one is very suspicious.
The prices for Russians were raised up everywhere, where the demand appeared. Joining the European Union, of course, will cause the price growth that will also be supported by demand growth.
But currently builders don’t raise the prices yet, or raise them slowly. There are still a few months for acquiring real estate for affordable price, it will exist in the near future too, but it is always better to buy cheaper. Those who have already purchased the property will benefit as their investments flesh out. Those who only planning to make a purchase, it is reasonable to hurry up because we are standing at the beginning of price growth, but in 2006 there will be 70 - 100% up for real estate with no doubts.
