Nowadays there are plenty of opportunities to buy a land plot in Bulgaria. Land is a limited resource, so in the near future in Bulgaria all the land plots in attractive locations will be sold. For this reason, today in Bulgaria prices for land are growing faster than prices for apartments or other properties.
Agricultural land is of private or state ownership, while the land for construction is of private, community, and state funds.
In Bulgaria purchase of land by a foreigner has one peculiarity. According to the constitution of Bulgaria, foreign citizens as private individuals can not buy property together with a land plot. However, Law on foreign investment removes restrictions as to the purchase of land. This can be done through registration of a firm with foreign participation. Upon opening of a firm in accordance with Bulgarian legislation, foreign citizens can receive full rights for the property, including the land plot. Consequently, the buyer is required to create a firm in order to receive the right for purchase of a property together with a land plot located on the territory of Bulgaria.
Mark Twain once wrote: 'Buy land, they’re not making it any more'. Indeed, land in good location always gets only more expensive. Demand grows, supply drops, and the price gets many times higher. Today land plots on the first or second line to the sea cost from 150 euro/sqm; in Varna they cost from 500 €/m², while on the northern coast (border with Romania) one can find those for 40 €/m². Over the last year in villa districts of Varna – Trakata, Evksinograd – the cost of land plots grew up to 200 €/m². But there are also developed new prospective panoramic regions, such as Galata and Kamchiya. In Galata many people buy land plots with extremely picturesque view and all the utilities available, and then sell it at higher price or build nice cottages for sale or rest.
Land plots near the lakes not far from Varna have also become popular. Thus, in the village of Asparuhovo one can buy a land plot on the first line to the sea for 20 to 30 euro per sqm – it is a very successful investment. In 2 or 2 years you can sell such land plot at the price of 70 to 80 €/m². Land plots for construction of houses and cottages located close to the famous resorts – the Golden Sands or Albena – are also very popular. Prices for land plots prepared for construction do not exceed 50 €/m². In such villages, as Kichevo, Rogachevo, Obrochishche, General-Kantardzhyevo, Osenovo, Bliznaci and others you can find picturesque land plots with all the utilities and construction permits.
